5 Tips to Receive Top Dollar When Selling Your Home!

De Young Residence 260 HGTV Interior Formal Dinning RoomSelling your home can be stressful at times, but with the correct approach and a little work, you can receive top dollar and sell it in record time.

Follow these helpful tips to make sure your home is market-ready!

1. Light it Up

Take down the curtains, open the shades, let the sun shine in. After location, good lighting is something that every homebuyer says they want in a home.  There should be a good balance of actual lighting and natural light in the home. Increase wattage of bulbs, wipe down any covers over lights to allow maximal lighting, and wash all the windows.  If some rooms have very minimal lighting, consider possibility of installing some ceiling lights.

2. Make Your Home a House

%image_alt%When selling your home, it is very important to de-personalize it.  Take down your pictures, your ornate artwork collection, the posters on your kids’ walls – the less stuff covering the walls, the better.  Also, it may be necessary to put some items in storage, the more open and less-personal the home is, the more potential buyers can see themselves living there.  You could even consider getting a home stager who will maximize the furniture set-up to best showcase the floorplan and use of space.

3. It’s All About the Kitchen

Yes, you are selling your home, but more importantly, you’re selling your kitchen.  The benefits of updating and remodeling your kitchen are endless and studies show, you’ll likely get up to 85% of your money back.  Whereas it would cost you a few thousand for new counter tops and a neutral paint color, the homebuyer might knock as much as $10,000 off of the asking price for an outdated kitchen alone. Don’t let that happen to you – change the cabinet hardware, paint the walls, get at least one stainless steel appliance, maybe think about some easy under-cabinet lighting!

4. Curb Appeal

First impressions are the only impressions when it comes to buying a home.  Before they even enter your house they are already forming an opinion off what they see from the outside. Curb appeal is everything – before selling, buy some inexpensive shrubs and bright flowers to place all over your yard, make sure the grass looks healthy, or that whatever drought-tolerant landscaping you have is 2014 St. Jude Dream Homewell-kept. Trim your trees and bushes so that nothing looks unkempt or messy.  Keep the walkway clean, maybe even take a power-washer to it so it looks as fresh and new as possible.

5. The Price is Right, or is it?

Find out what your home is worth then shave off about 15% of that. You’ll have lots of buyers with multiple bids and if everything goes as planned, they’ll bid up the price over what it’s worth.  Even in the worst markets, there will still be people interested and offering you asking price.  While it’s a little scary and tough to do this, it’s the single best strategy to sell a home in today’s market.
