To be eligible for the De Young VIP Realtor Program, the following registration guidelines must apply:
To be eligible for De Young's VIP Realtor Program, the buyer's agent must have a signed buyer-broker representation agreement in place prior to the buyer's first visit, consistent with NAR settlement practice requirements and California law (AB 2992). Agents who do not have a signed agreement in place at time of first visit will not be eligible for the cooperative commission.
The cooperative commission offered by De Young Properties may not exceed the compensation amount agreed upon between the buyer and their agent in the buyer's signed buyer-broker representation agreement.
The Customer visited a De Young Properties Welcome Center as a result of the Agent’s recommendation.
Registrations are valid for 90 days from the date of the buyer's first visit. To remain eligible, the Agent must re-register the buyer prior to expiration and must maintain a current, signed buyer-broker representation agreement throughout the registration period.
The registration is valid for a specific amount of time specified on the form provided at the Welcome Center. It is the responsibility of the Agent to re-register his/her Clients after the expiration date in order to be eligible for any applicable De Young VIP Realtor Program rewards or co-op.
The Customer acknowledges, that the Agent referred him/her to a De Young Properties Welcome Center.
De Young Properties will only pay one Broker commission per sale. In the event the customer is registered by multiple Agents, De Young Properties will register the Realtor designated by the customer at time of contract. De Young will pay designated Broker commission at the close of escrow.
Cooperative commission is calculated using the base price only. Commission amount is determined based on when the buyer goes into contract.
Buyer and/or Buyer's Agent must provide copy of the Agency Relationship Disclosure Form at time of Buyer signing Purchase Sale Agreement in order to be eligible for cooperative commission.
Any portion of the agent's commission credited or gifted to the buyer must be determined prior to the buyer's first personal selections appointment, disclosed in writing to the buyer's lender (if applicable), and reflected in the escrow closing statement.
No cooperative commission is paid on purchases by unrepresented buyers or where no signed buyer-broker representation agreement was in place prior to the buyer's first visit. The co-op is not available as a credit or discount to buyers in lieu of agent compensation.
Agent’s license must be valid and in good standing at time of visit to be eligible for cooperative commission.
